What can one expect to cost themselves if selling a $300,000 home between realtor fees and other hidden fees?
We are selling our $300,000 Pennsylvania home and are looking into how much it would cost us. When is money due to a realtor? Are there other costs affiliated with selling home? Is it possible to take out loans to pay off a realtor?

Check with your local H/J barns and see if anyone there is looking for a horse. You might even be able to lease him out so they can try him or just use him. That way you will know what is going on and have some control over what he is doing and where he would go that way. You might also see if any barn is looking for a more advanced lesson horse. I know some barns around here lease horses for clients to take lessons on if they do not have what is needed there or they will buy one if they have a client bass for that type of horse.
Other then that you might have a hard time especially this time of year.

A home is a representation of the owner. If you are lucky enough to work at home, and your home is your also your office, then of course you want to tidy up your home. You are going to be judged. When we have clients come up to our office, we most certainly put in extra effort to make it look nice. It represents us.
It's ok if he's bothered by it. You are wanting to hide his things, but in reality, unless you are working at a home office for ebay or something, you wouldn't keep Barbie's in a professional office downtown. Tell your man it is nothing personal, you just want to come of professional-it's simple. He should understand that. I mean you let him keep action figures in the home, in the LIVING room! you must be a pretty nice lady*
Some may disagree, no matter how unfair it is, it's just how the brain works. Driving a beater car to someones house to sell them something, whether we like it or not, doesn't appeal as much if somebody drove a nice looking clean car to the appointment. It shows you can respect your things, which let's them know you wouldn't mind taking care of them as well.

-Have coffee or water available when clients visit and offer it to them(plus the smell is pleasant for most)
-Maybe find a space on your wall to hang your credentials: awards, certificates, diploma's etc….
-Nice desk/table to sit at…minimalistic….keep pens (or whatever you'll be using) handy
-I think personally, I would skip the candles, opt for glade plug-ins, they give off that great scent without being more "casual," and distracting, would you light candles at ur office in town? But they do give off a cozy vibe, so I don't know!?

Keep the prices just the way they are. You are doing the right thing. If you lower them any more, you would practically be giving your goods away. I would definitely buy goods from you at that price you have. Your fine. Don't let people tell you it's too high… because it's really not. If they have a problem with it, tell them to make their own goods.. and see how much it costs them.

Well, since you still have two months. You could get 2 big boxes, 1 for the things you wish to bring back to Australia and 1 for the things that you cannot leave without of and you will keep them in L.A. You can start packing by doing that. Then, when is 3 weeks left, you go through these two boxes again and try to bring half of the things from one box ( the L.A. one ) then put it on the AUS box. So that you won't be carrying unnecessary things with you all the time. You could also get another box which you could put all your things that you wish to throw away and give them to Salvation Army.

I can agree with you on that stand point but see they have to trust themselves and they have to have confidence within themselves to actually start dating or even loving someone.
